Situated directly on a canal in the sought-after Yacht Club Area, the villa combines the relaxed Florida lifestyle with direct, lock-free access to the Caloosahatchee River. It is the perfect setting for anyone who loves waterfront living and wants to explore Southwest Florida by boat.

With approximately 2,150 sq. ft. (200 m²) of living space, Villa Tropicana offers plenty of room and comfort for up to 6 guests.

The heart of Villa Tropicana is the spacious, east-facing pool area. Enjoy Florida’s first rays of sunshine in the morning, while the covered lanai provides a pleasantly shaded setting later in the day – perfect for a relaxing dinner outdoors.

Comfortable sun loungers and a cozy lounge area invite you to slow down, unwind, and enjoy the Florida lifestyle. The large swimming pool can be heated both electrically and by solar energy, while the integrated spa/hot tub is the perfect place to relax in the evening with your favorite drink.

For a true American BBQ experience, a gas grill is available – ideal for juicy steaks, fresh fish, or a leisurely barbecue with family and friends.

The entire pool and lanai area is fully screened, allowing you to enjoy outdoor living while being protected from unwanted insects.

Bright Interior & Unique Private Bar

Inside, Villa Tropicana welcomes you with a bright, modern, and comfortable atmosphere. The spacious living room features a large, comfortable sofa and a flat-screen TV, creating an inviting space for relaxing evenings together.

A selection of board games is available, and younger guests will also find children’s toys in the villa. Naturally, complimentary high-speed Wi-Fi is available throughout the entire home.

A special highlight is the villa’s private bar, beautifully designed with elegant glass and mirrored details. Mix your favorite cocktail, sit back, and enjoy the laid-back Florida lifestyle – you’re on vacation!

Fully Equipped Kitchen

The modern, fully equipped kitchen provides everything you need for a comfortable stay. Contemporary appliances and a comprehensive selection of kitchen equipment make preparing anything from a quick breakfast to a leisurely dinner easy and enjoyable.

A high chair is also available for families traveling with young children.

Villa Tropicana features 3 comfortable bedrooms and accommodates up to 6 guests:

• 2 bedrooms with King-size beds
• 1 bedroom with a Queen-size bed
• Walk-in closets in all bedrooms

For added comfort, the villa offers 2 bathrooms. One features a bathtub/shower combination and toilet, while the second is equipped with a shower and toilet. This provides plenty of comfort and convenience, even when the villa is fully occupied.

Private Dock & Direct River Access

For boating enthusiasts, Villa Tropicana’s location is particularly attractive. From the private dock, you can reach the Caloosahatchee River within just a few minutes – with no locks to navigate.

From there, the beautiful waterways and islands of Southwest Florida are yours to explore. Cruise to the stunning beaches of Sanibel and Captiva Island, head toward Fort Myers Beach, or discover one of the many secluded islands and hidden bays along the coast.

The private dock is also a wonderful place to simply relax and enjoy life on the water. Sit beneath the shade of the Tiki hut, watch the fish jumping in the canal, and, with a little luck, you may even spot a dolphin passing by.

A suitable sport boat can also be rented through us upon request, making it easy to experience Southwest Florida from the water.

Please note: The two existing boat lifts are not available for guest use. However, a boat can easily be secured directly alongside the dock.

Perfect for Beach Days & Active Guests

Villa Tropicana is also well equipped for a day at one of Southwest Florida’s beautiful beaches. A large and a small cooler, beach towels, and a beach umbrella are provided for your convenience.

Guests who enjoy staying active can explore the surrounding area using the villa’s 4 bicycles. Bicycles are used at your own risk.

Fishing enthusiasts are also welcome to use the fishing equipment provided at the villa. With a little luck, your catch of the day might go straight from the canal to the grill – it doesn’t get much more Florida than that!
